This may sound strange to a Westerner, but how can house prices rise without employment? This is the case for the vast majority of Bulgaria. Initially, it was an agricultural population, but the population is still declining. On the other hand, you can see that house prices in Sofia can compete with those of cities like Brussels, Berlin, Amsterdam, London … There is a flood of migrants and employment.
 

Changing mindsets about owning and renting in Bulgaria?

Where to find cheap newly built Bulgarian houses?

In addition to these old rural houses, whether or not renovated, there is also cheap newly constructed Bulgarian real estate. This is mainly, if not exclusively, found in tourist areas such as the Black Sea, the Danube, and the ski areas. Especially in Sunny Beach, between Nessebar and Sveti Vlas, 36 km from Burgas, 95 km from Varna, and 414 km from Sofia, you can buy new-build studios under 10,000 € and apartments from a few more. Economically, the most interesting are not suitable for living in. On the coast, their location is in the strip next to the Black Sea which is about 500 m wide. Every year in the spring they rebuild the tourist market for the next tourist season and then clean it up again at the end of the summer. In the winter period mainly the casinos are open, some hotels and sometimes a restaurant.

An area without 8 to 5 jobs

You can live in your Bulgarian real estate further away from the beach. You are in an enclosed area sometimes, most chic with a security guard at the gate. As a non-owner, you have little to do in such a closed park. But if you’re looking for job offers, just get a list of the local tourist attractions on the coast. Lots of advertising for outings, sports activities, etc., no job offers. Those looking to settle in can buy a horse mill or open a cafe and follow the summer craze with the rest of the seasonal merchants.

Changing and Persistent Nationalities Among Immigrants in Bulgaria

Britons and Irish have long been aware of the deals you can make on the Black Sea. The Irish sold their Bulgarian real estate years ago. Owners from other countries are more likely to stay. The newest Bulgarian property owners are mainly Russians who however have a good ban on buying foreign goods. But they do anyway because once they take ownership they are just expats like everyone else.
